Savills names top 12 “big-ticket” property lenders

Savills has today named the UK commercial property market’s top 12 most active lenders for bigger deals.

These lenders are those who, according to Savills’ enquiries, are both actively seeking and have actually achieved total new lending over the last six months of at least £100m in typical loan sizes of above £20m.

The list, which includes nine German banks, is:

* Aareal
* Barclays
* Bayern LB
* Deutsche Bank
* Deutsche Pfandbrief
* Deutsche Postbank
* DG Hyp
* Eurohypo
* Helaba
* Royal Bank of Scotland/Coutts
* Santander
* Westimmo Immo

The named lenders all appeared in the firm’s previous list of 30, published at Savills Financing Property seminar in June’.

Savills said that the total number of lending organisations actively seeking to lend had, in fact, increased since that time, as new entrants had entered the property lending market, such as a syndicate of French institutions, who alongside ING, financed Carlyle’s purchase of the White Tower portfolio in August.

Many lenders with strong ambitions to lend are not realising those ambitions due to a combination of banks’ strict lending criteria and a scarcity of suitable lending opportunities to satisfy those criteria, Savills added.

Some lenders, who have been active over the last six months such as Handlesbanken, Investec and Nationwide BS, did not make it onto the list because their loans are below £20m.

Other lenders have lent above £20m but not in sufficient volume to meet the criteria of ‘most active’, such as BLME, Deka Bank, Deutsche Hypo and Landesbank Berlin.
